Overview

Pivotal has partnered with ION Water since 2024. ION’s End-to-End Water Management System is currently installed in approximately 2500 units across 23 properties. Pivotal’s Reserve at Quebec property, a 296 unit property built in 2017 in Ft. Worth, TX, had consistently higher than expected per unit operating costs. Although it is a newer property, Pivotal suspected that uncontrolled water use might be to blame for high operating costs and asked ION to initiate a water use assessment and potential remediation.

Pivotal’s Key Challenges at Reserve at Quebec

  • Reserve at Quebec was using 207 gallons per bedroom per day (GBD)
  • ION’s assessment revealed that the property was wasting 36M gallons per year
  • Reserve at Quebec is an operating property, so covering upfront installation costs wasn’t an option
  • Lack of visibility into unit-level water use prevented Pivotal from understanding and therefore controlling water use and cost to bring down per unit operating costs

Solution

ION implemented its End-to-End Water Management System using ION Detection™ technology at a Single Point of Entry (SPOE) for each unit.

Combining this technology with ION Control™ water intelligence and ION Assist™ support, ION delivered the reduced, controlled water costs Pivotal sought. In addition, ION’s flexible payment options meant no upfront capital costs were required, allowing Pivotal to bank savings while paying for ION’s comprehensive solution monthly.

Results

  • ION helped Pivotal reduce water consumption by 60% overall since ION implementation
  • Reserve at Quebec now uses 47 gallons per bedroom per day (GBD) vs. the initial 207 GBD
  • The property reached ION’s optimal 10% water waste, fully maximizing ION’s water savings*
  • Visibility into unit level leaks improved maintenance team efficiency and effectiveness
  • Based on current performance, Pivotal anticipates approximately $275K+ in annualized savings at the property

“Trying to figure out where the problem is? Good luck. I think the biggest thing is, ION has helped free up maintenance and service techs to do other things at the property. Call it opportunity cost, but they are able to deal with other things at the property that are worth their time. Not looking around for 10-20 units where you might have a leak.”
Sean Beisman, Underwriting Manager, Pivotal Housing Partners

*Note that 10% water waste is considered optimal as all properties waste water due to infrastructure age, failure, inefficiencies, etc. at any given time.
